Located in the heart of Edinburgh, Fraoch House is the ideal base whether you are travelling for business or pleasure. We are situated close to the city centre with Princes Street only a 10 min walk away.

We have 9 beautifully appointed rooms available - 7 en-suite and 2 with their own private bathrooms. The house recently underwent a complete transformation where we added an extension.

Creating the right ambience is something we value. A clean modern look has been achieved whilst remaining sympathetic to the character of the original building.

Our aim is to provide a relaxed and informal atmosphere where the service is warm and friendly yet unobtrusive.

Having grown up in Edinburgh, Gareth is full of advice on entertainment and sightseeing. If you require any suggestions on 'what to do' or 'where to go' then just ask. We wish to make your stay a happy and memorable experience.
